Mold Growth From a Leaking Dryer Vent
Leaking dryer vents are a typical problem that we all find the time. This is one of the sites that are controlled in our environmental inspection. It is very often a high degree of lint behind the washing machine to find / dryer location. Sometimes we find mold growing in this location and at other times we do not find mold. It is important to check them regularly, as this can be a high humidity area.
There are several reasons why this problem occurs. We will list them now:
1.Improper installation on the first day of the washer / dryer installation. What happens is, the clamp on the vent pipe is not properly secured, and if the dryer is pushed back into the vent pipe slips. This is an installer error, but not all are created equal installer. This can be a serious problem, causing moisture in this area. If it is not immediately resolved, the possibility of mold growth can happen.
2. Homeowner moves washer / dryer in this area cleaned. Sometimes the air will come off if theDryer pulled out too far. This is another problem that we find in older plants. Sometimes we find the early stages of mold growth on the surface of the drywall or lint behind the dryer.
3. Homeowner uses a Ventless dryer box. This has placed a box on the floor, where the dryer exhaust into the field and collects lint. This is a very bad choice of venting your dryer. We had one in Key Biscayne, Florida, where the client was with for over 3 years. The moldneed to take place in this area, mold remediation, to remove the walls. That's how bad the mold was in that unit.
4. Vent line developed holes in it from age. This is another common problem. You can use this flexible plastic exhaust pipe in Home Depot or Lowes. The heat eventually causes the flexible pipe to break and it will be holes. The best choice is flexible metal duct. You will find these in the same place where you found the plastic flexible duct. It costsa bit more and requires a little more work, but not the cost as compared to mold remediation. Metal channel is a better choice for future mold growth in your washing machine to prevent it.
5. Last is a rodent or small animals eat holes in the flexible duct. This is not a common problem, but it happens. We had a case in Stuart, FL, where rats had entered the house, and life in the garage. The wall behind the dryer had to have had mold remediation, and the entire duct system is cleaned andbe disinfected for rodent droppings.
Finally, it is important to ensure that you check this system on an annual basis to ensure that you have not yet developed leaks. It is also important to have the system cleaned every two years due to a possible fire hazard. This is also the possibility of mold growth in this area.
